What does a Home Inspection Include?
A home inspection provides a detailed report on the visual condition of the homes systems such as: Structure, Plumbing, Electrical, Heating & AC Systems, Interior, Exterior, Roof, Insulation and Health and Safety concerns.
Why can’t I do it myself?
Even the most experienced homeowner lacks the knowledge and expertise of a professional home inspector. An inspector is familiar with the elements of home construction, proper installation, maintenance and home safety. He or she knows how the home’s systems and components are intended to function together, as well as why they fail.
When do I call a home inspector?
Typically, a home inspector is contacted immediately after the contract or purchase agreement has been signed. Before you sign, be sure there is an inspection clause in the sales contract, making your final purchase obligation contingent on the findings of a professional home inspection. This clause should specify the terms and conditions to which both the buyer and seller are obligated.
How long does the inspection take?
A typical inspection takes about 2 to 3 hours. This can vary according to the size, age or condition of the home.
Can I follow along?
Absolutely, we actually encourage you to attend. This can be a valuable learning experience for homeowners. During the inspection we will provide you with useful information about the home’s systems, maintenance and what to do in case of an emergency with the electrical, plumbing and HVAC.
Do you offer a guarantee or warranty?
Some problems can only be discovered by living in a house. They cannot be discovered during a few hours of a home inspection. For example, some shower stalls leak when people use the shower but don’t leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a guarantee on the house.
